Most villas and apartments run on central or ducted air conditioning, and in summer that system can run for most of the day. Every hour of operation pulls air through the same ductwork, along with fine desert dust, cooking particles, and moisture from the humid coastal air.
Ducts rarely fail suddenly. They decline slowly as insulation gets damp, joints loosen, and debris settles on inner surfaces. The good news is that a small set of routine steps controls almost all of that wear. 1. Change air filters regularly
The filter is the first line of defense for your ducts. It traps dust, pollen, and pet dander before they reach the duct interior. Check filters every month and replace or wash them every 1 to 3 months. In Dubai summers, or in homes with pets, many filters clog within 4 to 6 weeks.
A blocked filter restricts airflow, which forces the fan to work harder and lets fine dust slip past the edges into the ducts. If you are unsure how often to clean your AC filter, set a monthly phone reminder and check it against light: if you cannot see through it, it is due.
2. Seal duct leaks
According to ENERGY STAR, about 20 to 30 percent of the air moving through a typical duct system is lost through leaks, holes, and poorly connected sections. Leaks waste cooling, and they also pull dusty air from ceiling voids into the system.
Inspect accessible joints and seal gaps with mastic sealant or foil tape rated for ducts, not ordinary cloth duct tape, which dries out and peels in UAE heat. Where insulation is torn or waterlogged, duct liner replacement restores both the seal and the thermal barrier.
3. Control indoor humidity

5. Keep the area around vents clear
Sofas, beds, rugs, and heavy curtains placed over vents block airflow and raise pressure inside the ducts. That extra strain stresses joints and the fan motor over time. Leave at least 30 cm of clear space in front of every supply and return vent.
6. Schedule professional cleaning and inspections
Guidance on frequency varies. The National Air Duct Cleaners Association (NADCA) often cites every 3 to 5 years for typical homes, while other sources suggest every 1 to 3 years.
