Air Conditioning:
● Cleaning of filters
● Cleaning of AC drain tray
● Cleaning of the blower fan
● Cleaning of the cooling coil
● Checking of electrical components
● Inspecting the thermostat operation
● Cleaning of Grilles/Diffusers in place
● Placing of drain flow tablets in drip trays
● Check overall AC operation and report issues if found
● Check and record parameters such as grille temperature
● Cleaning of the outdoor unit (Applicable for DX Systems)
● Cleaning and flushing of the chilled water strainer (Applicable for the Chilled Water Systems)
● Topping-up of refrigerant gas if applicable (gas above 1 kg will be charged separately during PPM)
Electrical:
● Checking of Distribution Boards
● Checking of Internal and External Lights
● Overall visual inspection and report any issue if found
Plumbing:
● Inspecting all the floor drains
● Inspecting water heater operation
● Report any issue if found in the plumbing system
The below services are excluded from the preset contract:
● Any service which is not listed in our scope of work
● Any modification or alteration to the existing systems
● Any special access requirements (Scaffolding, ceiling access panels)
● Changing any insulation material to chilled water pipes
● Coil cleaning (can be booked as a separate service and charged accordingly)
● Duct cleaning (can be booked as a separate service and charged accordingly)
● Picture hanging, painting, and decoration jobs
● All concealed pipe works
● Garden lights & irrigation system (Sprinklers)
● Any pump or motor service
● Carpet cleaning and carpet shampooing
● Emptying of septic tanks and janitorial cleaning
● Repairs and /or replacement of electronic items
● Changing of any insulation material to ductwork chilled water pipelines
● Installation or replacement of decorative and chandelier lighting system
● Any unblocking of drains
● Replacement of broken windows, window glass, doors, door glass, fly nets, etc
● Decorative paint and wallpaper work
● Replacing of ducting insulation (can be booked as a separate service and charged accordingly)
● Deep cleaning of cooling coils and blower fans (can be booked as a separate service and charged accordingly)
● Automatic garage doors/ gates
● Internal water leakage, eg, under the bathtub, WC, inside the wall, ceiling, under the interlock, and in garden areas
● Any pump or motor service
● Swimming pool piping, lights repairs, and installations, pump repairs and installation, filters repairs and installations
● Most of the above services can be carried out against a separate quotation or call-out charge, depending on the volume of work
